The suites
A maximum of four guests at any one time allows us to respond to your individual needs, while keeping the house relaxed and friendly. Both suites are individually and stylishly decorated, with beautiful garden views, their own entrances and private patios with direct access to the garden.

House & gardens
Annesdale is a large Victorian house built by local builders Pattinson & Son for a Lancashire textile industrialist in 1862, from local stone and green slate. We have been lovingly restoring it, little by little, over the last 23 years.
The beautiful mature gardens were laid by Thomas Mawson, who designed most of the great gardens in this area. Guests are welcome to enjoy the plants and wildlife at their leisure. You may even spot the local deer, who have developed a fondness for eating our precious plants.

Breakfast
Roger is a highly qualified and experienced chef with a well respected reputation in the area. He is committed to sourcing fresh ingredients of the best quality, and local produce is used wherever possible.
The breakfast menu offers an interesting and varied list of dishes to choose from. We also happily cater for vegetarians.
Breakfast is included in the suite price, and can be enjoyed on the patio, in your room, or in our traditionally furnished dining room.
Your hosts
We have spent most of our working lives running hotels and owning restaurants in the Lake District, and we enjoy being able to look after our guests to the highest standards. Our aim is that guests feel as if staying with friends.
At Annesdale we are not looking for any awards, ratings or stars. We simply want your stay in the Lake District to be as enjoyable, relaxing and memorable as possible.
Local guide
One important feature of Annesdale House is its location: blissfully quiet, set in large mature gardens, and yet everything is within a short walking distance. You do not need a car here.

The Applethwaite Suite is from £150 per suite per night, and the Elleray Suite is from £130 per suite per night, both including breakfast. Rates vary with the length of stay and season.
Yes. Breakfast is included in the suite price, cooked by Roger, our resident chef. Vegetarians are happily catered for.
The accommodation is not suitable for children or pets.
A deposit for the cost of one night is required to make a booking. We accept cheques; we do not accept credit or debit cards. Cash machines are within a short walk of the house.
